Standard Features in All Homeswe'll never sacrifice quality to save us money
If one of our pre-drawn floor plans below doesn’t suit your tastes, change it! We build semi-custom homes all around Darlington, Florence and the Pee Dee!
Every bedroom (and living/great room) has a ceiling fan. And we’re not talking cheap discount-store fans. We’re talking high-quality fans made by companies such as Hunter and Harbor Breeze. Our master bedrooms and living/great rooms have the most decorative fans while guest bedrooms have less fancy but still high-quality fans. The decorative fans here are representative of our selections.
Even though you’re probably going to want cable or satellite hookups in your new home, most other contractors won’t bother to install the necessary cabling and hardware. Around here, though, we keep your needs in mind! We install all the necessary hookups into every bedroom (and, of course, into the main living room). Plus, you get to tell us exactly where you want these hookups to be located! All your cable or satellite tv tech has to do is run their line to your exterior cable/satellite receptacle. That’s it!
All of our main living rooms feature softly arched entrances (along with heavy moulding and cathedral ceilings) instead of plain rectangular openings. Not only does this add an extra touch of class to your home, it also serves to focus one’s attention onto the cathedral ceiling!
All our homes feature professionally-installed sheetrock walls and ceilings. We subcontract this work to experienced craftsmen who have worked for us for the past 8 to 15 years. This ensures that you’ll never have to worry about wavy walls, rough seams, or uneven lines in your home.
We use only high-quality brand-name paints. You can choose one color of premium interior wall paint to accent your whole home. Additional colors can be added as an optional charge. All of our paint work is sub-contracted to experienced professionals who have worked for us for several years. That means you don’t have to worry about drips, runs, or uneven tints! *Prior to closing you will meet with the painter for your final walk through to ensure all paint issues are
corrected before you move in.
Our trim paint is a high-quality brand-name paint. You can choose one color of premium trim paint to accent the chair rails, window trim, and door casings throughout the interior of your whole home as well as the exterior front porch railings (additional colors can be added for an extra charge). All of our paint work is sub-contracted to experienced professionals who have worked for us for several years. That means you don’t have to worry about drips, runs, or uneven tints!
Our standard kitchen cabinetry features stained (or painted) wood, finished shelving, crown moulding, hidden hinges, and all necessary hardware. You get to choose the finish on your knobs and handles and you also get to choose the panel face design (beveled or flat)! Optional cabinetry has extra touches such as decorator glass panels, under-cabinet task lighting and corner cabinet ‘lazy susans’.
A dishwasher, flat-top range, and combination microwave/range-hood are standard in all of our homes. All of them are name-brand and come with a warranty. Plus, we make sure every fridge electrical outlet has a water hookup just in case your chosen unit has an icemaker or in-door water source. Standard finishes include your choice of black or white plastic. But you can also choose optional brushed nickel or even true stainless steel appliances for an extra charge.
Our standard kitchen countertops are technically called ‘post-form’ countertops. They come in a variety of multi-colored finishes from which you can choose and they feature rounded edges with molded tops and matching backsplashes. Optional kitchen countertops include high-end stone (including granite) or tile (including ceramic) with decorative matching backsplashes.
All of our kitchens feature recessed fixtures, which are mounted flush with the ceiling. This makes the kitchen look and feel bigger. But it’s more than just for looks. You see, unlike ‘ordinary’ kitchen lighting – which usually consists of a single overhead fixture in the middle of the room – our recessed lights are aligned with the edges of the countertops. This means that you get more light (multiple as opposed to one single), and that light is more useful (it shines directly on your working area)! Under-cabinet task lighting and overhead track lighting is also an option in all of our kitchens.
Decorator light fixtures appear in the dining room and over every bathroom vanity in all of our homes. Hallways and other rooms get less-fancy but still high-quality light fixtures. Plus, you can choose between a chrome or oil rubbed bronze finish for these fixtures. The pictures above are just a small sampling of our standard selections.
All of our master bedrooms feature walk-in closets complete with one upper and one lower tier of heavy-duty wire shelving. In fact, all of our closets (whether they’re linen or coat closets) feature this same type of shelving.
Some contractors actually consider shelving an option! All of our bedrooms, however, feature closets complete with a single upper tier of heavy-duty wire shelving. In fact, all of our closets (whether they’re linen or coat closets) feature this same type of shelving.
All of our homes feature smoke detectors throughout, and the majority of them are placed near the bedrooms. Plus, these detectors are wired directly into the home’s electrical wiring, so you’ll never have to wonder if your detectors have enough battery power to function properly.
Ground-fault electrical outlets help to lessen the chance of electrocution, especially in those places where moisture or grounded plumbing is a concern. These ‘smart’ outlets can sense improper electrical flow and automatically shut power off to themselves upon detecting a potentially dangerous ground-fault. All of our homes feature these ground-fault outlets in such critical areas as around the kitchen countertops, in all bathrooms, and outside the home.
Standard features in all our homes are quality six-panel doors with hollow cores and your choice of brushed nickel or polished brass knobs. Those doors which lead to bedrooms or bathrooms come equipped with privacy locks. Depending on the floor plan you choose, your closets will have full swinging doors like the one you see here, or they will have folding, track-sliding doors of a similar design. Optional doors feature solid cores and fancier beveled panels.
Digital, 7-day programmable thermostats are standard in all our homes. Not only does this feature complement the other energy-efficient aspects of all our homes, but it can also make your life a little more pleasant.
We go to great lengths to impress our customers. That’s why all of our homes feature quality bath and kitchen plumbing fixtures made by the likes of Moen, Delta, and Price Pfister. You can choose between oil rubbed bronze and chrome finishes for your home. Only the best will do.
An energy-efficient Trane, Bryant, or Carrier heat pump is standard in all our homes. Its air handler is stowed in the attic for even greater efficiency while its condenser is outside. Each unit comes with a 5-year parts and 1-year labor warranty.
Molded fiberglass or acrylic tub-shower combos come standard in all of our bathrooms. And these aren’t flimsy sectional units with unsightly caulked seams. They’re one-piece, seamless units with shelving and handlebars molded right into them. Plus, all of our bathroom fans vent all the way through the roof, instead of into the attic. This lessens moisture build-up in the attic and increases energy-efficiency.
Our homes have many standard energy-efficient touches, of which a 50-gallon water heater is just one. These water heaters are professionally installed and come with a warranty. If you think you might need it, an optional feature would be a gas Renai water heater.
Arc-fault breakers help to lessen the chance of electrical fires. These ‘smart’ breakers can sense improper electrical flow and automatically shut power off to any of their attached outlets upon detecting a potentially dangerous arc-fault. A standard feature in all of our bedrooms are outlets which are connected to arc-fault breakers
Other home builders generally don’t include corner lights, much less motion-activated corner lights. Every home we build, however, comes standard with these essential security features. Why? Because around here we anticipate your needs. The infrared motion-activated light pictured above is representative of our selections.
All of our electrical wiring is professionally installed by master electricians who have worked with us for several years. We spare no expense when it comes to your home’s wiring, and that’s why we choose to use only name-brand circuit boxes and breakers made by either GE or Square D.
All of our homes come standard with your choice of three different front doors: six-panel, three-quarters oval, or sunburst; and your choice of two different rear doors: nine lite, or fifteen lite. These are steel doors with Schlage or Kwikset locks (with deadbolts) in your choice of finish. Plus, you get to choose from any in-stock color. Our 3/4 oval front door features beveled, leaded glass while both of our rear doors feature double-pane insulated glass with grids in between. And, of course, doorbells are standard at all exterior entrances. Optional doors, which are standard in many of our larger homes, include even fancier designs and wooden construction.
The entrances to your home give your guests their first impression. That’s why all of our homes feature decorator exterior door lights. The light fixtures above are representative of our selections. Optional features include truly impressive front entrances complete with designer doors, sidelight windows, premium doorbell plates, and even fancier door light fixtures.
We use only Atrium windows in all of our homes. These energy-efficient windows feature two-panes of glass with insulating gas and grids in between, vinyl cladding, insect screens, and a single-hung design. Optional windows include double-hung as well as arched designs.
All of the windows on the front side of our homes feature vinyl shutters. They come in a variety of designs, including panel construction or traditional slat construction. You get to choose from any in-stock color or design. The shutters here are representative of our selections.
The walls in all of our homes are constructed of premium 1/2 inch wrapped OSB which is then topped with vinyl siding. We use premium textured siding with UV-resistant coloring. Plus, you get to choose from any in-stock color. All of our siding is installed by professionals who have worked with us for the past 8 to 15 years, so you don’t have to worry about warped or loose pieces. Optional siding includes brick, wood, or custom-colored vinyl.
Architectural shingles are thicker than ordinary shingles which means they last longer and look better. All of our homes come standard with this premium roofing material and you get to choose from any in-stock color. Plus, our shingle and flashing work is handled by experienced roofers who have been with us for the past 8 to 15 years, so you won’t have to worry about a leaky roof. Optional roofing includes metal in your choice of finish and color.
Most building contractors install only one vented eave section every four feet or so. All of our homes, however, have eaves made entirely of vented vinyl. The small holes on the underside of the eaves work hand-in-hand with our standard ridge vents to maximize air flow in your attic space. This decreases cooling demands during the summer and also helps prevent moisture buildup in the attic. Motorized roof vents are an optional feature in any of our homes.
Most building contractors charge extra for ridge vents. We, however, include them as a standard feature in all of our homes. Consisting of a raised area along nearly the entire apex of the roofline, these vents work hand-in-hand with our entirely vented eaves to maximize air flow in your attic space. This decreases cooling demand and lessens moisture buildup in your attic. Motorized attic vents are an optional feature in any of our homes.
We price our homes with a certain amount of premium carpet and a certain amount of premium vinyl flooring. However, we allow you to make changes to the floor material in any part of your home by simply giving you a flooring budget, or ‘allowance,’ to work within. This means that you can customize your home by, for instance, choosing higher-cost hardwood or tile flooring in some areas and lower-cost carpet and vinyl flooring in other areas.
Our homes come standard with a 10 x 12 concrete patio.
All of our homes undergo a thorough soil treatment to protect against termites. This treatment is professionally done by Terminix and protects your home for a full-year. At the end of that first year, you can choose to renew the contract with Terminix to ensure that your home stays termite-free.
Premium Features tasteful upgrades to add to your new home

Gas log fireplaces can lend an extra touch of class to your living room. Their built-in blowers can efficiently warm the whole living room, no matter how high the cathedral ceiling reaches. You can customize your hearth, too. True wood-burning fireplaces are an option for any home.
You can upgrade your flooring from our standard carpet and vinyl selections to hardwood and ceramic tile. We strive to make your home YOUR home!
Glass block windows are a popular option, especially in bathrooms. You can choose between a textured, frosted, or clear finish. These windows come standard in many of our larger homes.
You can add optional track lighting fixtures throughout your home to highlight specific areas of interest or to shine more light onto frequent work areas. You can choose from a variety of designs, too. All of our light wiring is done by master electricians who have worked with us for the past 8 to 15 years.
Many of the master baths in our larger homes have both a tub and a walk-in fiberglass shower as standard features. You can choose to upgrade from the standard fiberglass shower to a full-tile shower. All of our tilework is done by experienced professionals who have worked with us for the past 8 to 15 years.
We can install any type of tub, from simple garden tubs to corner jacuzzi tubs. Our standard ‘surrounds’ are made of wood and feature judges panels. You can upgrade to a tile surround in your choice of color. Glass block windows are also optional. Fancy plumbing fixtures, of course, are included with these tubs.
In case you want even more light than our standard overhead recessed kitchen lighting fixtures provide, you can choose optional under cabinet task lighting. All of our under-cabinet lighting fixtures feature hidden power cords and your choice of in-stock design.
Our exterior french doors feature energy-efficient double glass panes with grids in between. As with all our exterior doors, you can choose either brushed nickel or polished brass hardware finishes.
We use only Ellison brand windows in all of our homes. While our standard window is the 150 Series single-hung design, you can choose an optional double-hung design. Either way, you’ll still get an energy-efficient window featuring two-panes of glass with insulating gas and grids in between, vinyl cladding, and insect screens. Additional options include arched and bay windows.
All of our windows – including our arched windows – are energy-efficient and feature dual-pane vinyl construction with grids and insulating gas in-between. We allow you to choose the size and location of these windows. Some of our larger floor plans come standard with arched windows. Additional options include double-hung and bay windows.
Instead of our standard vinyl siding you can choose either wood or brick siding for your home. When choosing brick, you are given multiple color options. Plus, we’ll color your mortar if desired. All of our masons are highly skilled and have worked with us for the past 8 to 15 years. That way, you’ll never have to worry about poor mortar joints or un-square edges. You can upgrade your brick siding to include unique architectural details such as offset corners, ornate orientation, and capstones.
Make your back deck a more comfortable area by screening it in. All of our screened-in porches are made of durable mesh for many years of back-yard enjoyment.
In lieu of textured block crawl spaces, you can choose a more traditional brick crawl space. Whichever you choose, you’ll still get a crawl space at least two-feet high with built-in louvers to aid in airflow under your home. *All Crawlspaces are upgrades but are an option in most areas. Many counties have elected to require engineering for homes built on crawlspaces.
All of our masons are highly skilled and have worked with us for the past 8 to 15 years. They can lay any type of brick you choose in any design you prefer. Popular options in our brick homes include offset corners. We can also vary the orientation (and color) of our brickwork to add extra architectural punch. In addition, our masons can mount pre-cast concrete window capstones. If you can think of it, we can do it!
Many of our homes include wooden decks as a standard feature. However, you can request a deck as an option on any home, and you can even tell us how you want it to be designed. All of our decks are built with pressure treated lumber to prevent premature decay.
Multiple-car garages can be added to any of our homes but come as a standard feature on many of our larger homes. All of our garages come with a poured concrete slab floor. You can choose between a smooth or rough-brushed finish. You can also choose to add a true stairwell for attic access instead of a typical pull-down ladder.
The moderate landscaping that we include with all of our homes can be upgraded to premium landscaping. We can lay sod instead of sowing seed. We can create beds around your entire home, instead of just the front. Larger trees and shrubs. More flowers. Edging. Timed irrigation systems. If you can name it, we can arrange it.
